Leasing Manager (40K-45K) (SDG-26635)
<Job Responsibilities>
Negotiation with landlords regarding leasing terms and conditions
Work with legal consultants to verify leasing contracts to ensure that terms and conditions are as mutually agreed upon
Verify guarantee deposit to ensure that each amount is correct and as mutually agreed upon
Co-ordinate with all parties concerned, give necessary information to ensure that each store can be opened in time as planned
Prepare the Leasing Agreements database
Review all leasing contracts and present them to the executives to help consider leasing contracts renewal
Co-ordinate with Accounting Dept. regarding terms and conditions of rental payment, deposit, cost saving plan etc.
Leasing Manager Task;

Coordination with landlord
Prepare document for renew contract
Prepare SEP for new stores, renovation, relocation, face lift, extension stores, renew contracts, store closure
Prepare proposal for closing store
Negotiation on rent reduction
Administration & document task (Request rental and deposit cheques, deposit refund, other Internal Memos)
Monthly
Store Profitability Monthly Report (For 2019 already transfer to Business Controller)
Cost Saving Report
Update store opened & closed
Update retail contract database
Yearly
Prepare occupancy and capex budget
<Necessary Skill / Experience >
Thai nationality, Male/Female, age 28-35 years old
Bachelor’s degree
At least 5 years’ experience in reviewing and negotiating leasing terms and conditions with landlords.
Strong in negotiation and interpersonal skills.
Good communication skills in Thai and English.
