Job Description
<Job Responsibilities> - Gather information on potential tenants for office and retail space in our office buildings. - Contact and manage real estate agencies - Prepare and follow up with the leasing documents and negotiation with prospective tenants both approached directly and through agencies - Cooperate with other internal departments such as Building Management, Construction Management, and Accounting department - Instruct junior colleagues and designate tasks for them - Plan marketing activities and discuss them with superiors - Doing yearly budget for Leasing revenue and Leasing & Marketing expenses - Update information about the property market and proposed competitive leasing strategy from time to time - Work with a legal consultant company to update all the leasing templates of the building which is in line with the prevailing laws and regulations; - Update the Tenancy Schedule monthly (when the building comes into operation) to check the actual monthly occupancy and rental revenue - Follow up with the tenant’s request on the lease during the lease term and support the Accounting department in collecting rental payment (if necessary) - Follow up with tenants and accounting for annual rental review and lease renewal - Other tasks as required by the General Manager.
Job Requirement
<Basic requirement> ・Education: Bachelor's degree ・Age: 30-40 years old ・Gender: Any ・Language: English business level (good communication) ・Experience: Have 8 years of working experience in Real Estate Leasing position, during which 5 years at a similar role. ・Other: - Have basic knowledge of regulations and laws related to real estate - Understand the terms and conditions of the lease agreement. - Experience in reviewing tenant’s comments and proposed amendments to the rental terms and conditions. - Understand the real estate market and other factors affecting real estate ・Skills: ・Good communication skills and contract negotiation skills ・Skills in finding new tenants and taking care of existing tenants ・Computer skills: Word, Excel, Powerpoint <Preferable skill> Japanese skills <Preferable personality> ・Proactive, initiative in marketing activities ・Reliable, punctuated, and attentive to the assigned tasks ・Willing to learn and listen to the opinions of colleagues and superiors
