Financial Officer (Real estate) (40K-70K) (SDG-81304) เจ้าหน้าที่การเงิน (อสังหาริมทรัพย์) <Job Responsibilities> • Prepare monthly reporting including tracking and analyse performance of short and long-term leasing property • Review leasing reports and present to upper management as required. • Co-ordinate with asset management team for private property fund. • Assist management team with other various tasks as required. • Prepare and oversee the annual budget as well as each business department • Formulate financials models and feasibility study/ tools to support financial planning, forecasting, monitoring, analysis, and valuation of project • Manage outside lending and equity relationships as well as relations with investors and shareholders within the investment community • Investment analysis and feasibility study for new projects and new investments • Loan and credit facilities arrangement, including term loan, project finance, trade finance and PN • Develop and direct financial plans to the strategic business plan, company growth, market opportunities and direction • Prepare monthly, quarterly as well as yearly report • Other duties assigned by Manager <Necessary Skills / Experiences> - Thai nationality, Male, Female, 27-33 years old - Bachelor’s Degree - Minimum 3 years work experience as Financial Analyst in real estate property management. - Good level of experience with residential property transactions - Person who is willing to career up as business development in real estate industry - Conversational high level of English, strong communication skills - PC skills - Outlook/MS Word/MS Excel/MS Power Point - Not job-hopper <Preferable Skills / Experiences> - Working experience as Manager - Experience in marketing for the residential development, of any other real estate development business Languages skills English: Conversational Level Japanese: None Workplace Area: BTS Phrom Phong, Bangkok Working Hour: 9:00-17:40 (Monday to Friday(Sat: none)) About the Benefits Salary: 40,000–70,000THB About the company Product & Service: Residential Development Business Business Type: Real Estate (Development, Management, Brokerage)

เจ้าหน้าที่การเงิน (อสังหาริมทรัพย์) (40K-70K) (SDG-81304) <หน้าที่ความรับผิดชอบ> • จัดทำรายงานประจำเดือน พร้อมติดตามและวิเคราะห์ประสิทธิภาพของทรัพย์สินให้เช่าระยะสั้นและระยะยาว • ทบทวนรายงานการเช่าซื้อและนำเสนอต่อผู้บริหารระดับสูงตามความจำเป็น • ประสานงานกับทีมบริหารสินทรัพย์สำหรับกองทุนรวมอสังหาริมทรัพย์ส่วนบุคคล • ช่วยเหลือทีมผู้บริหารในงานอื่น ๆ ตามต้องการ • จัดทำและดูแลงบประมาณประจำปีและแต่ละแผนกธุรกิจ • กำหนดแบบจำลองทางการเงินและการศึกษาความเป็นไปได้/ เครื่องมือเพื่อสนับสนุนการวางแผนทางการเงิน การพยากรณ์ การติดตาม การวิเคราะห์ และการประเมินมูลค่าของโครงการ • จัดการความสัมพันธ์ภายนอกเงินกู้และส่วนได้เสียตลอดจนความสัมพันธ์กับนักลงทุนและผู้ถือหุ้นภายในชุมชนการลงทุน • การวิเคราะห์การลงทุนและการศึกษาความเป็นไปได้ของโครงการใหม่และการลงทุนใหม่ • การจัดการสินเชื่อและสินเชื่อ รวมถึงการกู้ยืมระยะยาว การเงินโครงการ การเงินการค้า และ PN • พัฒนาและนำแผนการเงินไปสู่แผนธุรกิจเชิงกลยุทธ์ การเติบโตของบริษัท โอกาสทางการตลาดและทิศทาง • จัดทำรายงานประจำเดือน ไตรมาส และประจำปี • หน้าที่อื่นๆ ที่ได้รับมอบหมายจากผู้จัดการ <ทักษะ / ประสบการณ์ที่จำเป็น> - สัญชาติไทย ชาย หญิง อายุ 27-33 ปี - ปริญญาตรี - มีประสบการณ์การทำงานอย่างน้อย 3 ปี ในตำแหน่ง Financial Analyst ด้านการจัดการอสังหาริมทรัพย์ - ประสบการณ์ที่ดีในการทำธุรกรรมอสังหาริมทรัพย์ที่อยู่อาศัย - ผู้ที่พร้อมจะประกอบอาชีพด้านการพัฒนาธุรกิจในอุตสาหกรรมอสังหาริมทรัพย์ - ทักษะภาษาอังกฤษระดับสนทนาได้ดี, มีทักษะในการสื่อสารที่ดี - ทักษะการใช้คอมพิวเตอร์ - Outlook/MS Word/MS Excel/MS Power Point - ไม่ใช่ผู้ที่เปลี่ยนงานบ่อย <ทักษะ / ประสบการณ์ที่ต้องการ> - ประสบการณ์การทำงานในฐานะผู้จัดการ - มีประสบการณ์ด้านการตลาดเพื่อการพัฒนาที่อยู่อาศัย ของธุรกิจพัฒนาอสังหาริมทรัพย์อื่น ๆ ทักษะทางภาษา ภาษาอังกฤษ: ระดับการสนทนา ภาษาญี่ปุ่น: ไม่มี สถานที่ทำงาน: BTS พร้อมพงษ์ กรุงเทพมหานคร เวลาทำการ: 9:00-17:40 (จันทร์-ศุกร์(เสาร์:ไม่มี)) เกี่ยวกับสิทธิประโยชน์ เงินเดือน: 40,000–70,000THB เกี่ยวกับบริษัท สินค้าและบริการ: ธุรกิจพัฒนาที่อยู่อาศัย ประเภทธุรกิจ: อสังหาริมทรัพย์ (การพัฒนา การจัดการ นายหน้า)
