<Job Responsibilities>
1. Expansion & Investment Strategy
• Lead and develop the overall store expansion roadmap (local and regional markets).
• Identify and evaluate potential retail sites, including high-traffic malls, standalone stores, and premium locations aligned with the brand.
• Conduct feasibility studies and financial modeling to assess investment returns (ROI) on new store developments.
• Prepare and present business cases for new investments to the executive team and BOD.
2. Rental & Lease Management
• Lead negotiation of lease terms with landlords and developers to ensure favorable conditions for the business.
• Oversee rental portfolio performance and propose optimization plans (e.g., relocations, consolidations, or renegotiations).
• Monitor and evaluate market trends in retail property and rental rates.
3. Business Development & Strategic Partnerships
• Develop partnerships with real estate agencies, mall operators, and other key stakeholders.
• Explore new business opportunities to enhance market presence and customer reach.
• Identify and recommend innovative formats (pop-ups, shop-in-shop, digital integrations) for retail expansion.
4. Performance Tracking & Reporting
• Track post-launch store performance against forecasted ROI.
• Regularly report on expansion progress, investment outcomes, and business impact to executive leadership.
• Manage risk assessments and mitigation planning for underperforming sites.
5. Leadership & Team Management
• Lead, coach, and develop a high-performing Business Development team.
• Foster collaboration with departments including Retail Operations, Finance, Visual Merchandising, and Marketing.
• Ensure alignment between expansion strategies and overall business goals.
Job Requirement
<Necessary Skill / Experience >
Qualifications & Experience:
• Bachelor’s or Master’s degree in Business Administration, Real Estate, Finance, or a related field.
• At least 3 years of experience as a business development director of retail expansion(fashion or lifestyle retail industry)
• Proven track record in managing retail expansion, site selection, lease negotiations, and investment evaluations.
• Strong commercial acumen and financial analysis skills.
• Excellent stakeholder management, negotiation, and leadership abilities.
• Strong understanding of retail property markets and consumer behavior.
