Job Description
- Calculate Bill of Quantity and Cost Estimation based on the architectural drawings, engineering estimates, materials required, and labor involved
- Prepare cost analysis
- Looking for sub-contractor & supplier to improve competitive and profit
- Assist in contract preparation for various packages, value progress payments at regular intervals.
- Liaison with and management of commercial arrangements with suppliers/ sub-contractors.
- Control works quality and time schedule within group
- Keep abreast with the market material price.
- Review architectural plans and prepare quantity needs
- Set budgets for payments, inventory needs, and materials
- Track changes in plans or constructions; update budgets
- Negotiate with contractors and subcontractors
- Keep track of construction materials and inventory
- Identify potential financial or construction risks
- Document progress, materials, and reports on project
- Source maintenance costs and facilities management for clients
- Develop and maintain working relationships with contractors and subcontractors
- Select and/or source construction materials
Job Requirement
<Necessary Skill / Experience >
- Gender: Male
- Age: 30 - 55
- Education Background: University Degree in Faculty of Architecture, Civil Engineering, Architectural Design
- Language Skill: Japanese Business Level
English Conversational Level
- At least over 6 - 7 years of general construction estimating experience, financial experience, construction experience, or related field
- Experienced at compiling and following strict budgets; strong estimating and financial analysis skills
- In-depth understanding of construction, materials, pricing, and industry
- Able to analyze problems and strategize for better solutions
- Time management skill.
- Not accept people who change jobs within one year
- Who living in south area (no plan to return to hometown)
